Eigendom is full ownership of the land and building. Erfpacht is long-lease land: someone else owns the land and you hold a long-term lease against an annual ground rent (canon). The distinction affects value, financing and resale, so it must be checked before you buy.
The notary executes the transfer, but the notary is neutral. A lawyer acts for you: verifying title, reviewing the contract and lease, and protecting your interests. For a significant purchase this is strongly recommended.
